At Martin Tolhurst, we will do all we can to ensure that your sale is completed as soon as possible.  Selling a leasehold property can often involve a number of forms to be completed and communication with various parties, including the landlord or managing agent.  With our streamlined case management systems, we will do everything we can to ease your burden in this respect.  We will, for example, liaise with the landlord or managing agent and obtain up to date information from them and pass this on to the buyer’s solicitors.  Part of the process involves the need to send certain management documentation, insurance and ground rent information about the property to the buyer’s solicitors and it is essential that this information is provided directly from the freeholder/management company.

Keeping up to date on your sale could not be easier.  With our online case tracking system, you will have daily access to your case file and will be able to get quick and easy updates on how your sale is progressing.  You will also have direct contact by email or telephone with your conveyancer so as to ensure that you are never left in the dark as to how your sale is progressing.  Our aim is to return all calls and respond to all emails within 24 hours.

At the beginning of the transaction, our aim is to provide a comprehensive contract package to the buyer’s solicitors.  With leasehold properties, it is inevitably the case that there is more paperwork for a buyer’s solicitor to deal with so it is all the more important that we provide them with everything they could possibly want when checking the legal title so as to limit the number of enquiries they raise and therefore limit the time it takes the buyer’s solicitors to ready themselves for exchange of contracts.  You can help us in this process by ensuring that our details forms are completed as fully as possible and also provide us with up to date statements of account for both ground rent and service charges.
