Selling a Freehold Property

If you are selling your freehold property then we can help.  We are experienced conveyancing solicitors with a friendly, practical approach to ensure that the transaction goes through as quickly as you wish. On selling such a valuable asset there is always paperwork but we aim to make this as painless as possible.  You will be asked to complete a number of forms including a Property Information Form and a Fixtures and Fittings Form which will be provided to the buyers.  We can assist you if you have any questions on these forms.  Our aim is to dispatch draft contracts to your buyer’s solicitors as quickly as possible so that the buyer can get matters underway with searches and any enquiries.  We will deal with as many enquiries as we are able, and will take your instructions on those where your input is required, providing guidance and assistance from our expertise.

You will be allocated a conveyancer who will deal with the matter from the opening of the file until completion.  You will have one consistent point of contact who will have a direct email and direct telephone number should you wish to contact them.  To assist you in budgeting we will provide you with a fixed competitive fee at the outset of the transaction.  All of the process surrounding a house sale (identity checks, Land Registry entries, dealing with any mortgage redemptions or loan repayments) will be dealt with by us as part of the process.  

If you have a mortgage registered over the property we are on the panel of every major lender and will deal with the mortgage redemption on your behalf.

We will ensure that you are kept informed and will provide you with copy documents for your records throughout the transaction together with updates. We will provide you with a case tracking unique user name and password so that you can monitor progress of your case online 24-hours-a-day 7-days-a-week.  We will provide you with updates and documents throughout the transaction to keep you informed.
