Danny Ball

Partner

Danny specialises in all areas of Residential Conveyancing and has been working in Residential Conveyancing for 28 years, since 1996.

In that time he has dealt with all types of residential transactions, including the usual Freehold and Leasehold matters, as well as New Builds, shared ownerships, Remortgages, Transfers of Equity, and Help to Buy matters.

Danny has recently dealt with an unusual Sale case where my Client did not own the driveway and garage.  This involved trying to register a form of ownership for the Client to be able to sell.  He had to arrange a Statutory Declaration to be drawn up and sworn confirming the use of the land as their own, and this had to be registered with the Land Registry to provide a Possessory title.  The Land Registry send out notices to seek any objections, or claims of ownership of the land from any third party, and they did receive a claim in this case.  However, this was thrown out and the Clients’ obtained ownership allowing them to sell the Property.

Danny has been promoted to Partner, effective April 1st 2023 - this achievement recognises his hard work, dedication, and expertise.

What Danny says:

“Having had an interest in Law from an early age, I studied Law at ‘A Level’ on a broad basis which increased my interest in the subject.  I am a Fellow of the Institute of Legal Executives, having trained with a City firm whilst qualifying in 1992.  This was specialising in Conveyancing which is relevant to what I do today. I began my career in a Commercial capacity before moving to Residential Conveyancing in 1996 in the local area.

Property Law was an area I’ve always enjoyed and whilst I practised in Commercial Law initially, for me it lacked the personal connection of Residential, where I enjoy helping Clients’ through the difficult minefield of moving home.

I have worked locally in Kent for 20 years and with the depth of knowledge of the processes, this enables me to deal with all Conveyancing matters in a professional and courteous manner.

I deal with the purchase and sale of freehold and leasehold properties on a day-to-day basis, so have a wealth of knowledge and experience in these realms. That said, I also specialise in New-Build Property Purchases, Transfers of Equity and Re-mortgages.

My aim is to ensure that your move is as smooth as possible, and to protect your interests when dealing with your financial matters.  Regular in-house training and my commitment to independent learning through the Institute of Legal Executives ensures that I am fully converse with the current Laws, enabling me to carry out my responsibilities to the best of my ability.

As a house owner myself I have of course been through the process as a client, and I appreciate the concerns and other issues that clients may have when moving home, which are of a more personal nature, rather than Legal.

In my spare time, I play Cricket for a local Club, as well as a bit of Golf.  I also endure following West Ham in the winter, and try to see the odd game when time allows.”

If I were not a lawyer, I would be...

A sports journalist, as it was an industry I was involved in at weekends whist working in London, helping with reports at London Football grounds.
